The so-called downturn in the economy and housing sector has not detoured VIP Realty from agreesively going into other real estate markets. VIP Realty agents pride themselves in working extremely hard and getting the best deal possbible for thier clients. The fact that we are also in one of the best real estate markets, can't hurt either.  Sometimes we have to remind clients that we are not in, California, Florida or Arizona, this is Texas :).

Grocery Stores Taking a Bite Out of Dallas Commercial Real Estate

The face of commercial real estate is changing in the Asian Trade District from a distribution center into a retail and wholesale marketplace. That transformation includes a new, 101,000 square foot development that will include an Asian grocery store and supporting retail businesses. A Landfill, Transformed The site of the new Shinchon Grand Plaza, scheduled to open in late 2008, sits atop the former site of a landfill. The fifteen acre property at the intersection of Walnut Hill Street and Goodnight Lane sits squarely in the middle of Dallas’ most important district for international trade. A growing Asian population in the area has increased the demand for ethnic businesses, and the Shinchon Grand Plaza should more than meet their needs. Associated businesses will include related restaurants, a health club, and retail spaces. The new grocery store is intended to replace the Shinchon Oriental Market which is located nearby. Both businesses are owned by the same develope…

Yahoo Search Marketing vs. Google AdWords

Here's one reason Yahoo Search marketing is inferior to Google AdWords. Recently while setting up a Yahoo Search marketing account for a customer, we needed to use the bulk upload tool to load our campaigns. In Yahoo's infinite wisdom they don't allow a customer to have or use a bulk upload tool unless the customer runs a $500 balance for at least 90 days. Talk about sales prevention. My customer was willing to run a $1000 per day spending limit and even fund the account with $1500 to bypass the restriction. Yahoo said no, it's company policy to make everyone wait 90 days before allowing them the use of bulk upload functionality. So here's the break-down. Last night when setting up the account, it showed all of our ads approved, but we kept getting an error message that our account reached its daily spending limit, was not active, or one other reason I cannot recall. We spent two hours jacking around with the account to determine why our ads were not displaying on Yahoo. The…

Hotel – Motel Internet Connections

If you look at an ad or signage on a Hotel - Motel you'll typically see something like "Free Internet", "Free Wi-Fi", or "High Speed Internet". However, if you're a business class user not all Internet connections are created equally. If a good Internet connection is important, there are some questions you may want to ask. As an example; I chose a hotel in Hot Springs Arkansas which stated in its ad that it had "Free Wi-Fi". When I checked in and inquired about their Internet connection, the person at the front desk informed me that the hotel down the street had "Free Wi-Fi" and I could piggy-back off their connection if I had a good wireless card. Needless to say we went on down the road and stayed at Embassy Suites which charges for their Internet connection ($9.95 per night) which was decent, but not impressive. As more business users, travellers and vacationers require a "decent" Internet connection, I believe this will become a key factor in hotel - motel ratings. In m…

Crown Plaza, Cincinnati, Ohio – Internet Review

During vacation this week my family and I stayed at the Crown Plaza hotel in Cincinnati, Ohio on our way home from New York. My two primary criteria were an Internet connection and swimming pool. Both ended up being a dissapointment. The Crown offers wireless Internet (more on this in a later post), but had different zones within the hotel. I just happened to get a room in a bad zone. By the time was done jacking around with my Internet connection the pool had closed and gates chained for the night. After calling the front desk, I was informed that I had two options; Call the Internet Service Provider or move to a room on a higher level. I called the ISP and they said if I was connecting to the network there was nothing they could do to help me. The front desk blamed the poor Internet connectivity on the ISP. Next, I tried plan B, I went up to the fifth floor with my laptop to see if I could get a better connection in a different zone. This proved fruitless as well. This has…

Dedicated Servers – What If Your Provider Is Acquired?

If your company utilizes hosted dedicated servers as mine does you'll invariably run into this scenario... For the past eight years I've had a great relationship with a personal friend who's company provided my dedicated hosting servers, colocation, bandwidth, and management. Over those years I've had awesome phone tech support. If I had a server issue I simply picked up the phone and whatever needed to be done was done. In January 2006, the company that provided my servers for me, was sold. I soon found out that the new company that acquired my dedicated machines did not offer any phone support. During the changing of the guard an issue came up with one of my machines. I filled out several trouble tickets which were never responded to....after 3-4 days of filling out trouble tickets I finally made contact. Now it's been a week and still no resolution to the issue. It's one of those things you tend to overlook, but its an important factor to consider if your company uses s…

Internet Usage Highest While At Work

I've been looking at web statistics for years and I don't think I've ever seen an article that addresses the use of using the Internet for personal use while employees are at work. The image below represents a typical graph from any one of my customers. Over and over the stats always look the same. Internet usage is highest during normal business hours. I know some of this usage is for legitimate business purposes, but I bet most employers would be shocked to see the percentage of Internet usage for business vs. Internet usage for personal use. When you translate this into productivity....Are employees being as productive as they could be if they didn't have Internet access in the work place. In looking at a wide spectrum of sites that I host for customers some are b2b sites, but many are not. The stats always look roughly the same. Non-business related sites have the same usage pattern as non-business related web sites. Are you a Dallas Fort Worth business that has done …
